Renter’s Agreement
all house guests are required to abide by these terms. a signed agreement prior to stay is required.

Reservation may be canceled by Homeowner until this contract is signed by Guest and received by Homeowner. The Homeowner may also cancel this reservation if payments are not received by the payment schedule on HomeAway/VRBO and affiliated websites.
THIS RENTAL AGREEMENT INCLUDES THE FOLLOWING FURTHER TERMS:

1. No more than AGREED UPON NO. OF GUESTS (including breakdown of adults and kids reflected in quote) shall occupy the premises. If number changes, Guest must contact Homeowner in writing. No motor homes. At least one adult over the age of 25 must reside at Wildwood during the entire stay. No tent camping is allowed at the Premises without written consent from Homeowner.
2. Two well-behaved dogs maximum may be allowed if notified at reservation. No cats. $50 Pet Cleaning fee covers basic extra pet-cleaning efforts such as hair on beds, furniture, etc. Guest will be charged for all necessary repairs, cleaning, fumigating and the like to eliminate pet damage, hair, dander, fleas and odors. Pets must be on a monthly medical program for flea/tick and heartworm prevention. If pets are used to being crated, please bring crate. If pets are left alone in house, owners ask that all interior doors and windows be closed including downstairs living area, and that pets be blockaded in the entryway hall (there are gates in entryway closet).
3. Homeowner will arrange for normal cleaning between guests. Cleaning fee is not refundable.
4. Guests will leave the entire premise in good overall condition and wipe and repair all surfaces of all spills, grease, dirt and debris. This includes counters, floors, sinks, tubs, stove, oven, fire pit area and hot tub. Guests will remove all personal items from bedrooms, bathrooms, closets and cupboards. The refrigerator should be emptied and wiped, dishwasher loaded and started before departure. All trash should be placed in trash bins on side of the garage, and all recycling dumped directly into blue recycling bin located in the same area. Exceptions requiring additional cleaning time may incur extra fees. If additional cleaning is required, the rate is $75 per hour.
5. Guest is responsible for all damage, injury and/or loss to the premises arising out of or occurring during guest's use and occupancy of the premises, ordinary wear and tear excepted. In the event that extraordinary damages occur in excess of deposit’s cost, Guest is responsible remainder of Owner’s insurance deductible ($500) and any additional costs not covered by insurance.
6. No alterations, additions or improvements to the Premises will be made by Guest without the prior written consent of the Homeowner. This includes the rearranging of furniture throughout the house (with the exception of dining chairs) as well as outside. There will be a $50 reduction in deposit returned if furniture is seen to have been rearranged.
7. Guests will supply their own firewood for both the fire pit and/or fireplace. Guests will not chop down trees or break off branches for burning.
8. The Homeowner and Guests agree that in the event the Premises are partly or wholly destroyed by fire or other casualty so as to become unfit for occupancy, and repairs cannot be completed prior to the commencement of Guest's use of the Premises, then this Agreement will terminate and all prepaid rent and deposits will be returned to Guest.
9. The subject property has a hot tub located thereon. The guest(s) will use the hot tub at the tenant’s own risk. The property owners will not be held responsible for the injuries sustained by the Guests and/or the house’s occupants or their Guests when using the hot tub, and the tenant will indemnify the owners of the property for any actions resulting from injuries to tenant and/or tenant’s occupants or guests. Children 16 years old or younger are not allowed in the hot tub without supervision.
10. It shall be Guest's obligation to insure Guest's personal property upon the Premises. The keeping of Guest's personal property at the Premises will be at Guest's sole risk, and accordingly, the Homeowner will not be responsible for Guest's property upon the Premises.
11. Guest agrees to accept the Premises in “AS- IS” condition, and hereby releases Homeowner and will indemnify, defend and hold each of them harmless from and against any and all claims, damages, expenses and attorneys' fees arising out of or relating to Guest's use and occupancy of the Premises or Guest's default hereunder.
12. It is understood that Guest must vacate the Premises at or before the precise time and date specified above. Similarly, Guest will not enter the Premises before the time and date specified, to avoid overtime fees charged by cleaners and to avoid occupancy during un-presentable conditions and/or cleaning and servicing of the Premises. Early check-in and late check-out times may be requested of the homeowner, but we are not obligated to accept the request due to other guests’ arrival or departure. Additional charges of $100 per half hour will be charged if guests do not vacate the Premises on or before the contracted check-out time and date.
13. Homeowner or Agent may enter the Premises without notice to inspect, repair, clean and maintain the Premises, or to secure the Premises in the event Guest has vacated or abandoned the Premises. Periodic exterior maintenance (lawn care, gardening, etc.) may need to be performed during your stay. Every attempt will be made to coordinate maintenance with Guest’s activities so as not to disturb their visit.
14. All pay-per-view movies on Xfinity or Amazon rented during the Guests’ stay will be withheld from security deposit.
15. The Premises is a non-smoking facility. All occupants shall refrain from smoking indoors or within 50 feet of any building on the Premises. Smoking is not allowed in the hot tub. Do not dispose of butts in the fire pits, plant beds or the woods as this can be very dangerous. You will be charged for any addition clean-up or fumigation costs.
16. Guest will clean up after dogs inside and out, disposing of dog-poop in the side black trash bins located alongside the garage. If accidents inside occur, guests will clean up after dogs with supplied clean-up supplies only. A $50 charge per dog will be charged if it appears Guests have not cleaned up after their dogs.
17. The security deposit, or any unused portion, will be refunded within 30 days of Guest's check- out date, subject to: a) no default by Guest under this Agreement b) no damage during Guest's use beyond ordinary wear and tear c) the Premises are left in clean condition as required above d) all debris, trash and food is removed from the
Premises and properly disposed of e) Guest makes a timely departure f) any pet damage during Guest's stay and g) Guest incurred no additional television charges.
18. Any cancellation must be made by notifying the homeowner in writing as soon as possible.
For reservations during the months of September, October, November, December,
January, February, March, April & May: if cancelation is made more than 30 days in advance, no penalty will occur and full deposit will be returned. All cancellations made more than 14 days prior to rental, 50% of full rental fee will be kept. If a cancellation occurs after that time, no refund will be made.
For reservations during the months of June, July & August: if cancelation is made more than 60 days in advance, no penalty will occur and full deposit will be returned. All cancellations made between 59 and 30 days prior to rental, 50% of full rental fee will be kept. If a cancellation occurs after that time, no refund will be made.
19. Absolutely no fireworks nor firearms are allowed on the property. Use of either will result in forfeiture of security deposit and immediate dismissal from the property.
20. Guest will not sublease or assign all or any part of this agreement without the prior written consent of the Homeowner.
21. The Premises is a second residence to the Koenig & Haley families, frequently used and enjoyed. Please make yourself at home, enjoy the surrounding woods and all the pastoral loveliness that Allegan Country offers. ENJOY YOUR STAY!
